Landlords may be asked to justify rent hikes

Landlords may soon need to come up with evidence to support any increase in rent, according to new plans being considered by the Government.

As part of measures designed to help regulate the rising cost of private rented accommodation and ease the housing crisis, a landlord would be required to show his or her tenant figures for three comparable properties in the area to justify an increase.

The plans would ease the pressure on thousands of Irish families who live in constant fear that a rent increase will push their home beyond their budget.

Minister for the Environment Alan Kelly and Minister for Finance Michael Noonan are also considering the introduction of longer notice periods for rent hikes, stretching the current 28 day lead-in to three months.

Speaking at the launch of the annual report of the Dublin Tenancy Protection Service this week, Minister Kelly said he had “huge concerns” regarding rent increases in Ireland and the devastating effects they can have on low-income families plunged into homelessness.
